Pool Service in Apopka and the Apopka ZIP Codes

A Clean Pool USA cleans pools in the City of Apopka and in the Orange County neighborhoods that carry an Apopka mailing address. On an existing weekly route.

The two are not the same set of homes. In the parcel data the City of Apopka publishes, 5,142 homes with a 32703 address and 5,698 homes with a 32712 address are in unincorporated Orange County, and another 283 homes with a 32703 address are in Ocoee. The same data puts 8,133 homes with a 32703 address and 12,173 with a 32712 address inside the city. The facts below about housing are the city's, and the water and rules sections below say what changes if your lot is outside the line.

Apopka Housing: Mostly Newer Homes and a Long Build List

The Census Bureau counted 54,873 people in Apopka in April 2020 and estimates 65,552 for July 2025. About 77.7 percent of households own their homes (2020 to 2024 American Community Survey). Most homes inside the city are recent: the median was built in 2005, and 61.1 percent were built in 2001 or later. Of 20,307 residential parcels with at least one bedroom, 17.1 percent carry a pool flag (recorded by the county as having a pool), and among homes built from 2001 to 2015 the share is 24.1 percent (computed from the City of Apopka parcel layer, county property appraiser data, 2026-10-28). For a pool owner, that means mostly newer homes, pools on about one home in six, and a large construction pipeline that keeps adding neighborhoods.

Pool share varies a lot by neighborhood. Examples from the same records, highest pool share first:

  • Wekiva Run Phase 3-A: 34 homes, median year built 2012, 44 percent with pools
  • Rock Springs Ridge Phase 7-B: 102 homes, 2017, 35 percent
  • Lake Heiniger Estates: 84 homes, 2011, 30 percent
  • Vista Reserve: 153 homes, 2021, 20 percent
  • Oak Hill Reserve: 242 homes, 2006, 20 percent
  • Arbor Ridge: 437 homes, 2008, 14 percent
  • Maudehelen: 353 homes, 2010, 10 percent
  • Clear Lake Landing: 142 homes, 2017, 8 percent
  • Emerson Park: 487 homes, 2012, 2 percent

The city's development map shows more coming. It has 68 named residential listings (33 under construction, 25 planned, 9 completed, 1 with no status), with 6,709 dwelling units under construction and 2,002 planned, apartments and townhomes included. The newest communities, from that map and the parcel records (the county's pool flag lags new construction, so their pool shares read low):

  • Park View Preserve: 282 lots, completed; 233 homes so far, median year built 2024, 1 percent with pools
  • Golden Orchard Estates: 165 lots, completed; 0 percent with pools so far
  • Crossroads at Kelly Park (D.R. Horton and Dream Finders Homes): under construction, Phase 1 and 2 listed at 670 single-family units and Phase 3 at 95
  • The Oaks at Kelly Park (Toll Brothers): under construction; 12 percent of the 122 homes in its first plat have pools, and Phases 3A and 3B (56 and 33 homes) show 0 and 3 percent
  • Bronson's Ridge (Lennar): 313 single-family and townhome units, under construction
  • Winding Meadows (Pulte): 179 lots plus 85 in Winding Meadows North, under construction
  • Willow Run (M/I Homes): 110 lots in a gated single-family community, under construction

What Does Apopka Water Mean for a Pool?

The City of Apopka supplies most homes inside the city: its 2025 report counts 28,669 connections, and the city's water page puts treated volume at almost 9 million gallons a day, from 13 Floridan Aquifer wells. The same report prints a hardness range of 120 to 200 mg/L (7.0 to 11.7 grains per gallon) and calls the water moderately hard; it does not say which neighborhoods get which end of that range. Our guide to pool water by utility has the details. The city's water page lists maintaining pools among household uses and puts average use at 391 gallons per connection per day. Treatment is cascade aeration, which removes hydrogen sulfide, then sodium hypochlorite disinfection and a pH check. Hard fill water adds calcium whenever a pool is topped up, so the calcium reading on your visit report matters in Apopka. A home in unincorporated Orange County may be on a different provider, and your water bill names yours.

Which Pool Rules Apply to an Apopka Address?

It depends on which side of the city line your lot is on. Inside the city, permits are issued by the City of Apopka Building-Safety Department (120 E. Main Street, second floor, open Monday to Friday, 8 AM to 4:30 PM) through its online portal. A contractor registered with the city submits the application (owner-builders are an exception), and a permit stays valid for 180 days, or 90 days after the last approved inspection. A protected tree generally cannot be removed until the city approves an Arbor Permit; dead or diseased trees still need Community Development approval. In new developments the city's landscape rules call for root barriers at least 36 inches deep where canopy trees are planted within 5 feet of utilities, walls, sidewalks or structures.

A home in unincorporated Orange County is outside the city's permit office, so Orange County is the jurisdiction, and it publishes its own pool safety affirmation form (revised February 2024). The 283 homes with a 32703 address that are inside Ocoee follow Ocoee's rules, not Apopka's or the county's. Florida's pool barrier law applies in all three places: a barrier at least 4 feet high with gates that open outward and self-close and self-latch (F.S. 515.29), and at least one safety feature to pass final inspection (F.S. 515.27).
