Pool Service in Longwood and the Longwood ZIP Codes

A Clean Pool USA cleans pools in the City of Longwood and in the Seminole County neighborhoods that carry a Longwood mailing address. On an existing weekly route.

The 32779 ZIP code is not in the City of Longwood at all: all 9,170 residential parcels with a 32779 address are in unincorporated Seminole County, and the city's own FAQ says the same of anything west of I-4. The 32750 ZIP code is the main city ZIP, but not all of it is inside the line: of 8,173 residential parcels with a 32750 address, 4,837 (59 percent) are inside Longwood and 3,336 are unincorporated (computed from Seminole County parcel records, 2026-10-28).

Longwood Housing: Older, Built-Out Neighborhoods and Small Infill Plats

The Census Bureau counted 15,087 people in Longwood in 2020, up from 13,657 in 2010, and estimates 16,892 for July 2025; 69.4 percent of households own their homes. Inside the city limits the county shows 4,865 residential parcels: 4,079 single-family, 544 townhome and 242 single-family waterfront. Longwood is mostly built out. The median home was built in 1979, only 12.8 percent were built in 2001 or later, and 30.7 percent of single-family parcels carry a pool flag (recorded by the county as having a pool). Lake lots are 242 of 4,321 single-family parcels (5.6 percent), with the largest counts in Winsor Manor 1st Addition (35 parcels, 30 percent of the subdivision), Devonshire (15), Wildmere Manor (13, 50 percent) and Reserve at Harbour Isle (10, 77 percent). Plat names refer to Lake Wildmere, Lake Searcy, Lake Wayman, Lake Ruth and Island Lake. For a pool owner, a median build year of 1979 means older equipment is likely, and on older lots the city's impervious surface rule applies to any added screen room.

The largest neighborhoods are mostly from the 1970s and 1980s. Neighborhoods from the same records, by size:

  • Lake Searcy Shores: 197 homes, median year built 1975
  • Shadow Hill: 171 homes, 1975
  • The Landings: 135 homes, 1982
  • Devonshire: 132 homes, 1973
  • Columbus Harbor: 127 homes, 1980
  • Winsor Manor 1st Addition: 117 homes, 1976
  • Sleepy Hollow 1st Addition: 96 homes, 1973, 82 percent with pools
  • Longwood Plantation: 94 homes, 1998, 39 percent
  • Brentwood Club: 49 homes, 2006, 47 percent
  • Oakmont Reserve: 43 homes, 2018, 49 percent
  • Longwood Station: 20 homes, 2015, 5 percent
  • Wildmere Village Replat: 16 homes, built 2007 to 2014, 44 percent on the lake
  • Rangeline Woods: 15 homes, 2002, 47 percent

New building is small infill. Bay Meadow Farms (72 homes built 2018 to 2021, M/I Homes) shows pools on 15 percent of homes. Monterey North and South (28 and 24 townhomes, 2023 to 2024), Grand View at Lake Wildmere (38 townhomes, 2020 to 2022) and Reserve at Lake Wildmere Phase 1 (27 townhomes, 2018) show 0 percent. The city's development map lists the Meadowlands annexation (about 52 acres on Meadowbend Drive, under review), Kiwi Apartments II (50 units) and Casaluna Townhomes (10 units), with Eagle's Place Townhomes (6 units) and Oleander and Pine Townhomes (4 units) smaller still. The city's utilities division has also run a septic-to-sewer conversion program in South Longwood since 2015, with eight more grant-funded projects since.

What Does Longwood Water Mean for a Pool?

Not every Longwood address is on city water. The City of Longwood runs a system with five wells in the Floridan aquifer, 300 to 500 feet deep, but the city says it may provide only a portion of water, sewer and garbage service depending on the property's location, and it points residents to Seminole County for the rest. Its 2025 report prints no hardness, pH or alkalinity, as our guide to pool water by utility notes. Addresses in 32779 and west of I-4 are outside the city, so their water may come from Seminole County Utilities or another provider, and the county report prints no hardness either. With no published figure on either side, we go by the readings from your own pool, which your visit report shows every week, calcium included.

Which Pool Rules Apply to a Longwood Address?

Inside the city, permits go through Community Development and its SmartGov portal. Longwood has its own pool permit application, which is notarized, and its own pool barrier requirement form, on which the owner states how the pool meets F.S. 515, with a screen enclosure that meets the building code among the listed methods. The city's permit list treats a pool screen as a separate permit from the pool, any added screen room or other impervious surface needs an impervious surface calculation, and a Notice of Commencement is required when work exceeds $5,000. The city's FAQ says a tree removal permit is required for removing, replacing or altering trees unless exempt, and that owner-occupied single-family dwellings are exempt from the tree protection requirements. Since July 1, 2026, some single-family work under $7,500 can be exempt from permitting with the city's written approval, but a fence installed as a pool barrier still requires a permit, and work in a floodplain or wetland is not exempt.

Outside the city line (all of 32779, everything west of I-4, and the unincorporated parts of 32750), permits go through Seminole County, whose pool safety affirmation form (revised February 2024) requires fencing beside a lake to extend 3 feet into the water past the lowest water level. Florida's barrier law, F.S. 515.29 and 515.27, applies everywhere.
