Pool Cleaning Service in Lake Mary, FL
Weekly pool service for Lake Mary homes, inside the city and across the 32746 mailing area
Pool Service in Lake Mary and the 32746 ZIP Code
A Clean Pool USA cleans pools in the City of Lake Mary and in the Seminole County neighborhoods that carry a Lake Mary mailing address. On an existing weekly route.
Most of those mailing addresses are outside the city. Of 12,907 residential parcels with a 32746 address, 5,248 (41 percent) are inside Lake Mary and 7,659 are in unincorporated Seminole County (computed from Seminole County parcel records, 2026-10-28). The housing facts below are the city's, and the water and rules sections below say what changes if your lot is outside the line.
Lake Mary Housing: Pools on More Than Half of Single-Family Homes
The Census Bureau counted 16,798 people in Lake Mary in 2020 and estimates 16,789 for July 2025, essentially flat. Of households, 62.9 percent own their homes, and the median owner-occupied home is valued at $494,900 (2020 to 2024 American Community Survey). Inside the city limits the county shows 5,248 residential parcels: 4,022 single-family, 929 townhome and 297 single-family waterfront. The median home was built in 1996, 31.5 percent were built in 2001 or later, and 54.9 percent of single-family parcels carry a pool flag (recorded by the county as having a pool). Lake lots are 297 of 4,319 single-family parcels (6.9 percent), with the largest counts in Evansdale (27 parcels, 22 percent), the Doris M. Heidrich Subdivision (22, 100 percent), Cardinal Oaks (13), Crystal Lake Winter Homes (13) and Crystal Point Amended Plat (11, 73 percent). Plat names refer to Crystal Lake, Lake Emma, Lake Bingham and Lake Mary. For a pool owner, that makes a pool the norm rather than the exception: more than half of single-family homes inside the city have one on record.
Pool share by community, highest first:
- Preserve at Soldiers Creek: 25 homes, built 2005, 100 percent with pools
- Woldunn Replat: 79 homes, 100 percent
- Tuscany at Lake Mary Phases 1 and 2: 132 homes, 2002 to 2003, 79 and 65 percent
- Reserve at Lake Mary: 143 homes, 2003, 76 percent
- Woodbridge Lakes: 276 homes in four units, median years built 1998 to 2000, 29 to 70 percent by unit
- Lake Emma Sound: 78 homes, 2018 to 2020, 31 percent
- Enclave at Tuscany: 33 homes, 2013, 30 percent
Larger older communities include Huntington Pointe (351 homes, median years built 1996 to 2000 by plat) and Hills of Lake Mary (319 homes, 1987 to 1992 by plat).
Townhome communities read 0 percent in the same records, including Fountain Parke at Lake Mary (159 homes built 2006 to 2007 and 341 built 2012 to 2018), Lake Mary Landings (188 homes) and Timacuan Park (44 homes). The county does not flag HOA-maintained pools lot by lot.
New building is small and mostly gated or attached. Fontaine (23 homes, 2024 to 2025, Toll Brothers) and Astera (50 townhomes, 2023 to 2025) are the newest plats, and David Weekley Homes opened Griffin Park, a gated community of 138 homesites, for sales in 2018 after breaking ground with Unicorp on November 1, 2016. The city's September 2026 development dashboard lists Sanctuary at Fountain Parke (106 townhomes, under review), Karibu Estates (16 single-family lots) and a request, under review, to amend the New Century PUD's language on screen enclosures.
What Does Lake Mary Water Mean for a Pool?
The City of Lake Mary supplies water from groundwater wells in the Floridan Aquifer, treated with UV advanced oxidation, granular activated carbon and chlorination. The city says plainly that not all Lake Mary addresses are served by it, so some homes with a Lake Mary address are on another provider. The city's 2025 water quality report prints no hardness, pH or alkalinity, as our guide to pool water by utility notes, and the Seminole County Utilities report prints none either. So we go by the readings from your own pool: your visit report shows them every week, calcium included.
Which Pool Rules Apply to a Lake Mary Address?
Inside the city, Community Development (911 Wallace Court, open Monday to Friday, 8 AM to 5 PM) takes permits through its ePlan Review portal. The city's fee schedule treats pools and pool enclosures as one category: an application fee of 0.075 percent of documented value, plan review at 0.45 percent, a permit fee of 0.75 percent and an inspection fee of 0.45 percent. Pool inspections run from steel and ground through underground electric and plumbing, the pool deck and the pool final, with light niche bonding checked separately, and pool and screen enclosures get a separate final inspection. Since July 1, 2026, work valued under $7,500 on a single-family home can be exempt from permitting only with a written exemption approved by the Building Official; electrical, plumbing, mechanical, gas and structural work is not exempt, nor is work in a designated flood zone. Arbor permits cost $30 for an existing residential lot, and pruning a tree on a one- or two-family lot needs no permit unless more than 25 percent of the crown is removed.
A home in unincorporated Seminole County goes through the county instead, and the county's pool safety affirmation form (revised February 2024) requires fencing beside a lake to extend 3 feet into the water past the lowest water level. Florida's barrier law, F.S. 515.29 and 515.27, applies in both places.
