The association's rules say conservation areas and common areas run throughout the community and that lots often abut them. Owners may not clear, landscape, dump into or disturb land outside their property lines, conservation areas included. The drainage swales and retention ponds that Orange County required of the original developer may not be filled or altered, and no structure, fence or landscaping may interfere with storm water flow or retention.
Hunters Creek Housing: Built Out by 2008, Plus One Late Neighborhood
The county's parcel records count 12,874 residential parcels with a 32837 address (county single-family use codes, townhomes included; condominium units are not counted), and the county labels every one of them unincorporated. That ZIP code is wider than the community. The county library branch in 32837 says it also serves Deerfield, Ginger Mill, Pepper Mill, South Chase and Whisper Lakes, and the county's plat records for 32837 show plats named Southchase (1,737 homes), Sky Lake South (1,206), Whisper Lakes (971) and Deerfield (962) beside the community. The 71 plats the county records under names beginning Hunters Creek hold 4,502 homes, built 1986 to 2008, and 62 percent of them carry a pool flag (recorded by the county as having a pool). Across all 12,874 parcels the pool flag is 38 percent and the median year built is 1992 (computed from Orange County parcel records, 2026-10-28).
Only 137 of those 12,874 homes were built in 2011 or later, and the county records none built from 2010 to 2014. The association calls The Pointe at Hunter's Creek, established in 2014 with 130 homes, the last neighborhood built in the community; the first home there was built in July 2015. Hunters Creek is built out, so a pool here is an existing pool, and the work is weekly upkeep rather than new construction.
What Does Orange County Utilities Water Mean for a Hunters Creek Pool?
Orange County's Water Service Provider map returns Orange County Utilities at two sample points in central Hunter's Creek. Those are spot checks, not a boundary survey, and a wider box around the community also takes in Orlando Utilities Commission territory, so a few edge addresses may be on OUC instead. Orange County Utilities operates a Hunters Creek water supply facility on Water Plant Drive and draws its water from the Floridan Aquifer. Its 2025 report prints no hardness, pH or alkalinity, as our guide to pool water by utility notes, so we quote no hardness figure for these homes (the guide also has a section on OUC). The calcium line on your weekly visit report shows how your own pool compares, and your water bill names your utility.
Which Pool Rules Apply to a Hunters Creek Address?
Hunter's Creek is unincorporated, so Orange County issues the pool permit, through its Fast Track Online Services portal. The application asks for a site plan or survey, a grading and drainage plan with finished floor elevation, construction plans prepared by a Professional Engineer or Registered Architect, a pool, spa and deck layout with depths, ANSI/APSP 7 total dynamic head and ANSI/APSP 15 energy efficiency worksheets, and a completed Swimming Pool Safety Affirmation. The form says the barrier must meet Florida Statute 515 and section R4501.17 of the Florida Building Code, Residential, and lists a safety cover, a mesh barrier, a screen enclosure meeting R4501.17.1.11, or a fence and gates; doors and windows in the dwelling wall need an exit alarm, self-closing, self-latching doors, or a pool alarm. A building permit is required for installing swimming barriers. The county's environmental guide adds that owners must find out whether conservation areas exist on their property, and that a required upland buffer of 25 feet or wider applies next to wetlands. The county's zoning FAQ allows short-term rental (stays of 179 days or less) only in certain commercial and industrial districts or in planned developments that expressly allow it.
Inside the association, approval is separate from the county permit. Its architectural guidelines require association approval to build or expand a pool or pool deck. Pools go in rear yards only, above-ground pools are not permitted, a pool, spa, hot tub or pool screen enclosure keeps a 5-foot minimum side and rear setback and a 15-foot side-street setback, and pool equipment must be screened from street view. Screen enclosures need approved plans before construction, in dark brown, black, bronze or white anodized aluminum with charcoal or Textilene 80 screening and kick plates no taller than 18 inches; replacing damaged screen with standard charcoal screening does not need review. The association's rules also say no owner may rent or lease a dwelling for periods of less than six months. The county permit and county zoning rules above apply to every 32837 address; the association's rules apply only inside Hunter's Creek.
